Bornova – The New Center of Modern Living

Bornova, built on a land area of 8,400 m², consists of a total of 450 residential units and 26 commercial units, with a total construction area of 38,421 m². The 1+1 apartments are 60 m² gross and 43 m² net, while the 2+1 apartments are 80 m² gross and 57 m² net. The project includes 5,000 m² of indoor parking area, 5,000 m² of landscaped area, and two swimming pools. In most 1+1 and 2+1 projects located in Bornova, heating is not provided by natural gas but by a VRF-based system that simultaneously provides heating and cooling. However, this system causes significant performance and operating cost issues. Since the system is centrally set to summer and winter modes (heating only / cooling only), heating and cooling problems occur especially during seasonal transitions, as not every apartment receives the same amount of sunlight. Furthermore, it has been observed during the pandemic that VRF-based systems are not healthy. In this project in Bornova, heating will be provided by a central natural gas system, while cooling will be provided by individual split air conditioning systems. Over the past three years, we have delivered more than one thousand 1+1 apartments. Based on our observations, potential second-hand buyers or tenants prefer furnished apartments for various reasons. When our customers wish to furnish their apartments individually, they cannot benefit from bulk purchase discounts and do not want to pay extra for architectural services, which results in additional time and cost loss. Based on this feedback, we are offering half of the apartments in the Bornova project as furnished units. Our unfurnished apartments are delivered including a hood, stove, and wardrobe. Our furnished apartments include 30 items, all from Ikea and Arçelik brands. All products are displayed in our sample apartment located within the project area.
